What are EPL’s costs?
We offer various levels of service to suit the landlordês needs. Our property management fee is 12.5% per calendar month. See appendix below.

What type of lease does EPL offer?

We offer short assured tenancies under the Housing Act (Scotland) for a minimum of 6 months. Short period tenancies available by separate negotiation.
 
Tenants

What do tenants need to provide to EPL before taking possession of a property?
EPL require a personal and financial reference for each potential tenant. EPL also ask for previous tenancy records were applicable. We also require a deposit, which usually amounts to one months rent payable on signing the AT5 form. A £50 fee will be requested upon payment of first months rent to cover admin fee for checking references.

What relationship does EPL have with the tenants?
EPL acts on behalf of the landlord first and foremost however it is our duty to look after the tenants and their rights. The terms of our leases are spelt out to the tenants in detail before they are asked to sign the lease agreement.

What other services can EPL supply?
If you furnish us with your property requirements we can then source you a property to match your needs, whether a large detached family home or a contemporary one
bedroom flat.

 
Schedule of Charges
1. Total Quality Management
An initial registration fee of £200.00 is levied against the first rent payment for all non-conditional rental contracts. This fee will cover: -
  • A "For Rent" board to be situated on your premises
  • Operating viewing times both weekends and evenings
  • Creation of a full written inventory list
  • Vetting all applications to tenant your property
  • Preparation of both Lease and AT5 documents and signing
  • Utility transfers on your behalf
  • Ongoing Management fee of 12.5% of rent collected

2. Locate Tenant only
For those of you that are happy to manage the day-to-day issues of property management, then we are happy to offer the service of identifying the right tenant for your property! This will consist of all of the items as listed above except the ongoing management fee and inspections. This will be charged at the rate of one Months rent, plus any additional advertising you may authorise.

3. Specialised service
Finally there maybe some of you that only require certain parts of our service. It is then that we can be of great assistance yet again. We can be there in times of need in an emergency for example or even when you are away on holidays. We can be used to offer advise and to ensure that you are getting the best deal for your property
